When a roof coating is the right call
Where they genuinely win
On a sound low-slope roof with a serviceable membrane, a coating is a legitimate way to buy years and reflect heat at a fraction of replacement cost. If the substrate is dry and intact it is a reasonable maintenance decision rather than a compromise.
Where it goes wrong
Coating a wet roof seals the water in. If moisture is already in the insulation the coating traps it, the deck keeps deteriorating out of sight, and the eventual replacement costs more because the substrate is gone. A moisture survey beforehand is the difference between maintenance and an expensive delay.
Our view
The honest verdict
A coating applied as a manufacturer-warranted system over a sound, dry roof is a sensible way to buy years and cut cooling load. A coating rolled over a saturated roof to stop a leak is money spent making the eventual replacement more expensive, because the water is now trapped under a new skin. Ask for a moisture survey before anyone quotes you a coating — if they will not do one, that tells you what the quote is.
