The honest verdict
A coating applied as a manufacturer-warranted system over a sound, dry roof is a sensible way to buy years and cut cooling load. A coating rolled over a saturated roof to stop a leak is money spent making the eventual replacement more expensive, because the water is now trapped under a new skin. Ask for a moisture survey before anyone quotes you a coating — if they will not do one, that tells you what the quote is.
